Development Feasibility

Before you commit to a site or a scope, you need an honest picture of what it’s going to cost and whether the numbers work. We run the analysis — preliminary budgets, site review, programming, risk — and give you a clear read on viability before money moves.

Risk Analysis & Mitigation

Every project has risks. The question is whether you find them early or late. We identify them at every stage of development — design, procurement, construction — and put strategies in place to address them before they become problems you’re paying to fix.

Project Inception

Once you’re moving forward, the first few weeks are the most important. We assemble the right design team, manage RFPs, negotiate contracts, and coordinate with architects and municipal authorities so the project gets set up properly from day one.

Project Design

Design decisions have budget consequences. We sit with the design team throughout the process to make sure client expectations are being met, the budget is being respected, and the design is actually buildable without surprises showing up on site later.

Construction & Procurement

Getting procurement right is half the battle on most projects. We guide the decisions, finalise contracts, and manage construction by keeping designers, engineers, contractors, and the client on the same page. When something changes — and something always does — we manage the impact.

Project Occupancy

The end of a project is when details get dropped. We stay through to the finish — deficiency resolution, final inspections, documentation, and tenant or owner move-in. The project isn’t done until you’re in and everything works.
